The Shore Condominiums
Century Construction was the Construction Manager at Risk selected to supervise the implementation of the exterior skin and window repairs at The Shore Condominiums in Austin, Texas. The contract amount was $5,661,000.00. These repairs were meant to address instances of weather-related water infiltration. This water infiltration resulted in significant damage to finishes around windows, baseboards, and ceilings in the building. We were selected after an extensive interview process conducted by the owner’s program manager, Broaddus and Associates, their design engineer, Wiss, Janney, Elstner Associates (WJE), and the Homeowners Association board. Once selected we organized an extensive search of qualified specialty contractors in the Austin area to review specified repair details and pricing that would allow us to build the best team possible to execute the repairs within the owner’s budget.
Active communication and transparency were critical throughout the repair process. We worked directly with building management and the residents to notify and carry out the required work in each unit. Each resident received an updated construction schedule on a weekly basis to provide adequate notice of upcoming work. All residents were able to occupy their units throughout the process.
The project scope also required extensive scaffold and swing stage erection and coordination. This access equipment provided a means for the removal and application of 30,000 sf of stucco on the 22-story high-rise condominium. The Shore Condominium Renovation also called for the repair of 400 windows and a two-coat elastomeric coating system to provide an additional layer of protection against the elements.
